Real estate: every unit with its status, every instalment on its date

A developer sells one unit over years: reservation, down payment, instalments, handover. A mistake in following one instalment can be worth a large sum. A broker handles dozens of units for sale and for rent and needs to know at any moment which are available.

The real estate sector in Intagya ERP follows a unit from the day it is listed in a project to the last payment collected.

Projects and units

Each project has its units, and each unit has a type (residential, commercial or land), a price, specifications and pictures, and is offered for sale, for rent or for auction. A unit's status changes with every transaction, so a sold unit is not offered to a new customer.

Instalment payment plans

• You set the down-payment percentage and the number of instalments, the system works out the instalment amount, and each instalment has its due date.
• Every payment is tracked until it is collected, so you know what each customer has paid and still owes.
• Rent invoices are issued on each due date for rental contracts.
• Each broker has a commission plan, fixed or by percentage.

From lead to handover

An interested customer starts as an opportunity in the pipeline and is followed through to the sale contract. After handover, maintenance requests are logged against the unit. Accounting, employees and payroll are in the same system.
